When selling your home or finding a tenant for your rental unit, listing on MLS using an MLS  flat fee service can be very cost effective.

 

 

Listings can run from the low hundreds to four or five hundred dollars.

Most realtors offering these services will give you a bit of advice on how to make the best out of your mls listing. Visit some of the real estate sites, such as realtor.com and browse available listings in your area.

Notice the photos, and the quality of the photos, the words used to describe the property and the amount of detail of all positive aspects of the property.

 

When finding a mls flat fee broker or real estate agent price is not all that matters.

Firstly, read the fine print very carefully, as there may be additional fees at closing. Those can be an ugly suprise. Read the agreememnt thuroughly.

Second, are you allowed to make changes to your listing? How many before you incur a fee when changing something such as the price? How long before changes take effect, and what is the price once you have gone beyond the allowable number of changes?

When doing a flat fee listing you can publish you own phone number and contact information for realtors to see and be able to contact you directly. Do make sure you add your information in all the pertinent places.

However, the public viewing your listing on realtor.com will not have access to your contact info and will have to get that from the agent you used to list on the MLS.

A very important consideration is how long will it take the agent to respond to queries?  Is the listing agent available during weekends to respond to calls and forward them to you? It is amazing how many real estate agents do not work on weekends when you have your best chance of finding your buyer or tenant.

How are the calls forwarded to you? By phone or by email? If by email you can miss out on prospective buyers/tenants due to the lag time of the agent getting to their computer, and then you getting to yours.
